Dubai Hills Estate, or simply Dubai Hills as it is more commonly known, began to be developed in 2014 by two large state-owned companies, Emaar Properties and Meraas Holding. Conceived as part of Mohammed bin Rashid City, the neighborhood was designed from the beginning for expats and offered villas, townhouses, and apartments for family holidays and comfortable permanent residence. The creators clearly tried to relieve the emirate’s new residents of homesickness: the Dubai Hills span 11 million square meters and when fully completed will consist of 4,600 villas and 22,000 apartments, a huge mall of 143,000 square meters, 210,000 square meters of shopping complexes, 197,000 square meters of offices, three luxury hotels, three schools, and a tennis academy.

Drawbacks to watch out for

At the current stage of implementation, the project is still not flawless, and before buying a home here, investors should become better acquainted with the disadvantages. Firstly, the area is not completely finished, and in some places, the work is still in full swing. Of course, the developer has thought of this point: the lines of heavy equipment try to stay away from the already inhabited objects. But it is still worth getting acquainted with the area before buying. According to the original plan, the final project, the Lamborghini Mansion by Emaar, should be finished by November 2024.

It is also impossible not to mention the underdeveloped public transport system. To put it simply, there is practically none: the nearest metro station will take 40-50 minutes by bus from the neighboring Al Barsha district. Of course, in the near future, there will be a connection to the rest of the city, but for now, it is much more convenient for residents of Dubai Hills to use a private car or a taxi.

For example, Maple is considered the most popular community in the area. The sub-community offers villas and townhouses with configurations ranging from 3 to 5 bedrooms. It may also be attractive to those interested in renting townhouses rather than buying them. A 3-bedroom townhouse for rent costs about AED 130,000 a year. A 4-bedroom townhouse in the area costs around AED 150,000.
