As Ontario begins its plans to reopen in phases, real estate professionals continue to follow Health and Safety guidelines to ensure everyone remains safe. As we remain in the early phases of re-opening, our protocols as realtors will continue to be the same. We will work with our clients to limit in-person meetings and showings. Presentations can be done virtually, so our clients remain connected, informed, and safe from their own homes.

Once we move into phase 3 of the provincial regulatory guidelines, which may be sooner rather than later, you can expect a surge in demand for showings and presentations. Sales centers for pre-construction bookings and worksheet submissions will need more advance notice. The demand for people to see sales offices, the condo/home 3D models and room designs will grow! Real estate visuals will always be important to purchasers. With indoor capacities being limited and demand for new real estate being so strong, people can expect it to be as hard as ever to get a showing demonstration. 

Indoor social gatherings and organized public events remain limited but will be up to 5 people and are said to be opened to certain capacity percentages. This means consumers will need to be patient when booking their meetings or appointments. We used to have pre-construction launches that were filled with well over 75 people and with lineups around the building. With the demand to buy pre-construction homes being so strong, we will be spacing out these appointments in specific time slots. Making it fair for everyone to be safe and gather as much information as possible while seeing their future home or condo. 

When we look at the resale side of real estate, we understand that people want to see the home they are going to put an offer on. This is why images and videos have been so important for realtors. The buyers can feel confident that they are going to see the home they love. Having the right images allow realtors to speed up the buying process of property on the market. You get qualified buyers who are not just browsing at listings but are very interested in buying them. 

Open houses will become very popular in phase 3 (likely late July), so buyers should expect to have showings around the clock. This means showings can likely be made as late as 8:30 PM (or later). With homes selling very fast (in less than 2 weeks), you should contact your agent quickly to book a showing so you have the opportunity to put in a timely offer.
